London Locksmith for Flats, Blocks and Fire Doors

Most Londoners live in flats, and most flat front doors are fire doors. As a London locksmith working across East London, we change and repair locks on flat entrance doors in a way that keeps their fire rating intact, for residents, leaseholders and the agents who manage their buildings.

Flat door problems a London locksmith sees

Three issues come up again and again in London blocks.

A door that no longer closes by itself

Flat entrance fire doors should close and latch on their own. If the closer has been removed or the latch sticks, the door can't do its job in a fire.

Locks fitted without thinking about fire

Swapping in an unsuitable lock, or cutting a door for a bigger lock, can weaken a fire door. We fit hardware that suits the door's rating.

Locked out of a self-closing door

Because fire doors close automatically, stepping out without keys is easy. We open them without damaging the door, frame or seals.

What every London locksmith should know about fire doors

In purpose-built blocks and many conversions, the front door of each flat is part of the building's fire safety, designed to hold back fire and smoke for a set time. It relies on a self-closing device, intumescent strips and smoke seals around the edge, and a lock and hinges that won't fail in heat.

When we change a lock on a fire door, we use a lock or cylinder suited to fire doors, keep any cut-outs to the original size, and leave the closer and seals as we found them. If a door has already been damaged or modified, we'll point that out so it can be put right.

In England, the Fire Safety (England) Regulations 2022 require the responsible person for residential buildings over 11 metres tall to use their best endeavours to check flat entrance doors at least once a year, and to check communal fire doors every three months. Managing agents often find faulty closers or damaged latches during those checks, and we can repair the lock side of the problem.

Leaseholders should check their lease before replacing a flat entrance door or its lock, as the door may belong to the freeholder and form part of the fire strategy. We're happy to speak to your managing agent first.

London locksmith FAQs about flats and fire doors

Is my flat's front door a fire door?

In most purpose-built blocks, yes. Look for a self-closer, seals around the edge or a label on the top or hinge edge, or ask your managing agent.

Can you change the lock on a fire door without affecting it?

Yes. We use fire-suitable hardware and keep the door's cut-outs, closer and seals intact.

Who is responsible for my flat entrance door?

It depends on your lease. The door is often the freeholder's responsibility, so check before replacing it.

Do you work for managing agents?

Yes. We repair locks found faulty during fire door checks and send clear reports and invoices.
